Planning permission and PIP

Planning is often the slowest part of a building project. Knowing the procedures and the local councils makes all the difference.

Prior Information Request (PIP)

Before buying a plot or investing in a full design, a PIP lets you know, in writing, what the Municipality will accept on that site. It is a prudent way to reduce risk.

Planning applications and prior notification

We prepare and submit the application, follow its assessment by the Municipality and external bodies, and answer requests for further information until the final decision.

When the works are finished, we also obtain the occupancy permit (autorização de utilização), without which you cannot comfortably register, sell or rent the property.

Local knowledge

We have worked for more than 25 years with Loulé Municipality and the other Algarve councils, and we know the region's typical constraints: REN, RAN, Natura 2000 areas, coastal zones and easements.

Frequently asked questions

How long does planning permission take?

It varies a lot depending on the municipality, the type of works and the bodies to be consulted. At our first meeting we give you a realistic estimate for your case.

Is a PIP worth it?

When there are doubts about what can be built — especially before buying a plot — it is almost always worth it.

Do you work with councils other than Loulé?

Yes, we work throughout the Algarve.

Do you have a plot, a house or an idea?

Tell us what you have in mind. We will make an initial, no-obligation assessment and tell you honestly what the simplest route is.
